Answers from Florida Prestigious Homes about our 1.5 Percent listing-side fee, inherited properties, and buying or selling your next home.

What does the 1.5 Percent listing fee include?

Florida Prestigious Homes offers a 1.5 Percent listing-side fee for Orlando and Central Florida home sellers. Discuss pricing guidance, photography, MLS exposure, marketing, showing coordination, negotiation and contract-to-close support in your written proposal. Buyer-broker compensation, if any, is separately negotiated. Request all applicable fees, included services, any minimums or eligibility conditions, and property-specific terms in writing before deciding.

How much is a 1.5 Percent listing fee on a $450,000 sale?

On a $450,000 sale, 1.5 percent is $6,750. An illustrative 3 percent listing-side fee would be $13,500, a difference of $6,750. This compares listing-side fees only at the same sale price, with buyer-broker compensation and other selling costs held constant. The 3 percent rate is an example, not a standard or required rate. Commissions are negotiable and actual fees follow your signed agreement. Ask for a seller net sheet that also accounts for mortgage payoff, closing costs, credits and other expenses.

Can you help sell an inherited home and coordinate its contents?

Yes. Florida Prestigious Homes helps families plan inherited-property sales in Orlando and Central Florida and discuss options for estate contents, property preparation and working with out-of-state owners. Our affiliate auction company, C & C Auction & Liquidation, is another resource for discussing auction services. Any auction scope, fees and arrangements should be agreed separately in writing. Address legal authority, probate requirements and tax questions with your attorney and tax professional.

Can you help find homes with in-law suites or separate living areas?

Yes. Tell us your budget, preferred areas, bedroom and bathroom needs, privacy and mobility preferences. Options may include in-law suites, dual primary suites, separate entrances or guest spaces. A listing description does not establish permitted use. Confirm permits, zoning and association restrictions for the specific property with the appropriate local professionals. Property Showcase identifies selected homes described as having separate in-law suites; contact us to confirm current availability and details.

Do you help compare new-construction homes and builder incentives?

Yes. We help buyers compare Central Florida new-construction options and available builder offers. Incentives, prices and availability vary by community, home and date. Request written details on eligibility, deadlines, lender requirements and associated costs before relying on an offer. Contact us before your first model-home visit to discuss representation and any builder registration requirements. Compensation and representation terms should be agreed in writing.
